Technology can be your friend or your enemy. There are probably more apps to waste your time than there are useful apps that improve your productivity. Then there are those social media apps that can either be an integral part of your business or an unhealthy addiction.

As an investor, you must embrace technology to stay competitive and get the most from your work day. Here are six must-have free apps for every real estate investor.

DocuSign: Available for free from Google Play and iTunes, this is one of the highest-rated apps for filling out, signing, and sending documents from your smartphone or tablet. You make lots of offers and counter offers each week. It is a good idea to require signed approval of bids before contractors begin work. DocuSign can help prevent misunderstandings and miscommunications by always providing a digital paper trail.

Property Evaluator: Free for your iPad and iPhone or your Android device, Property Evaluator is one of the most powerful tools available to help you determine if purchasing a particular piece of property makes financial sense. You enter some basic property information and it provides performance projections, allowing you to quickly and easily compare multiple properties.

Evernote: Evernote has been around for a while and is a favorite of many professionals, entrepreneurs, independent contractors and investors. This multi-platform app works across Android, Windows Phone, iOS, Mac, Google Chrome, and the internet. You can use it to jot down reminders, take notes, and collaborate with others. Do you often make notes or write down ideas and forget where you put them? Capture a note with Evernote, and it is instantly available on all of your devices.

Google Docs and Google Drive: Free for use on your Android device, iOS and the Web, Google Drive is cloud-based storage and Google Docs allows you to share documents with others. You can provide different privacy settings for users, allow multiple users to edit and contribute to content, and keep everything organized and easy to locate while on the go. It’s great for keeping all of your team members up-to-date and your business operating efficiently.

Realtor.com: Available on the web or your mobile device, the Realtor.com app is constantly being updated to make searching for available properties easier. There are other reputable apps like Redfin, Trulia, and Zillow. Try them all out and choose the one that works best for you. They all have similar features and pull their data from the MLS.
