Being a landlord can keep you busy, but the right technology will simplify your complicated life. In Cool Tools: Must-Have Apps For Landlords we outlined baseline apps that are required for conducting your business today.
The following technologies are landlord tools that will help you flourish and expand your business.
Yes, life is good!
Inventory Pro
Free
The Inventory Pro app is simple and straightforward. It provides an easy way to record the condition of a property before and after tenants. The app includes text descriptions, photographs and video options for each room. You can itemize everything and assign a star rating system to document the current condition of each item.
Inventory Pro includes a PDF document generator for your reports so you can share the information with tenants, real estate agents and property managers. In the UK the Inventory PDF Report can act as a legally binding document. In the US documenting your properties before and after tenants just makes sense to prevent legal hassles.
roOomy
Free
We all know that a staged home will sell faster than an empty one, right? Here is the app for the gap between tenants. roOomy is a futuristic app for virtually staging any apartment or house “through the power of 3D, Augmented and Virtual Reality.”
All you have to do is take a photo of the room that you would like to stage. Second, measure the room. At that point the magic happens. roOmy turns the room into a 3D space where you can now add furniture and decor.
If you are getting ready to lease an apartment or home you can delete existing furniture in the photos and replace them virtually with updated pieces. This will create a fresh, updated look in listing photos. You can save and share your room designs with your social media networks to attract tenants.
This is becoming one of our favorite landlord tools. You really have to see the before and after photographs for yourself to understand the power of this technology. Besides landlords, this app would be great for sellers or renovators.
Happy Inspector
Starter – $24.99/Month, Team and Company Plan have “per unit pricing”
14 day free trial
This is a similar app to Inventory Pro but one difference is that Happy Inspector has 100% offline functionality. There is no cellular data or WiFi needed to make your property inspections. After going through an inspection with a tenant you can record an electronic signature. Add your own branding to reports to stay professional and store the inspection results online.
This app provides reminders on inspection dates. It also makes inspections easy by allowing for a simple taps to rate the condition of every part of the unit. Photographs can be taken directly from the app and saved in the inspection form to document any damage.
LandlordStation
Free, Starter $10.00/Month, Unlimited $30.00/Month
Pay as you go pricing for credit/criminal checks and eviction reports
LandlordStation serves several basic, useful purposes. Let me say off the bat that LandlordStation doesn’t have an app yet, but the website converts to mobile devices beautifully.
They provide tenant screening, renters insurance, online rent payment and secure document signing services. These online services will keep your residents happy and will keep you competitive in the housing market. Equally important, going online and eliminating paperwork will make your life easier.
The tenant screening LandlordStation provides is comprehensive. The basic check can be expanded to include criminal and eviction records. You can include phone verifications of rental and employment history and references of potential tenants. Sounds like an easy button for landlords!
